Wat is de prijs die de ontwikkelaar maximaal zal betalen voor het object? €250,- De maximale investering bedraagt:  ———– = €3.125,- per m2 vvo. 8% De aanpassingskosten bedragen € 1,5 miljoen voor 1.000 m2 – € 1.500,- per m2 vvo. De maximale aanschafprijs bedraagt de maximale investering min de aanpassingskosten, dat wil zeggen € 3.125,- – /- € 1.500,- – € 1.625,-perm2. Als de prijs onder de € 1.625.000,- ligt, zal de ontwikkelaar het project verwerven.

BEOORDELINGSMETHODES VASTGOED

Als het BAR gebruikt wordt om de maximale investering te berekenen, wordt ook wel gesproken over de (huur)kapitalisatiefactor. De kapitalisa- tiefactor en het BAR zijn reciproque getallen: een BAR van 8% komt overeen met een factor van 12,5. Bij een markthuur van € 250,- bedraagt de maximale investering € 250,- x 12,5 = € 3.125,-. De kapitalisatiefactor geeft dus aan hoeveel maal de jaarhuur moet worden betaald of ontvangen bij aan- of verkoop.
Wanneer de totale investeringen van een nieuwbouwobject bekend zijn, kan met behulp van het BAR worden berekend wat de huurprijs zou moeten worden om het aanvangsrendement te halen. Als de   goedkoop kantoor huren tilburg  investering en de huurprijs bekend zijn, kan het BAR zelf worden berekend.
